This incredible office building was completely conceived and developed by Winco. This included coordinating all aspects of the development from initial design concepts through construction and full tenancy. This exclusive, multi-tenant office building with white water views was at the time the largest ocean view building constructed in Malibu since the city was incorporated. Winco spent nearly 4 years developing the project. Following completion on lease up of the property, one of the partners of Winco Maliview died and the principal of Winco sold his interest in the project. The building remains 100% leased and operating and serves as the corporate headquarters of Jakks Pacific Corporation.

A client of Winco acquired a small parcel of land adjacent to an approximate 5 acre parcel of property owned by the Metropolitan Transportation Authority MTA. The combined properties had in excess of three different zoning designations, primarily for residential use. Given the location of the property, we undertook rezoning the property to commercial use. Concurrently we negotiated a joint venture with THE MTA which was the first in the history of THE MTA . After approximately 5 years of work, the MTA property was acquired. The rezoned and combined land was subsequently sold to a retail developer, who developed a market anchored shopping center.

This property was acquired in 1987 and developed from the ground up. Located in Santa Monica, the property became the standard for innovative and creative mixed-use specialty centers. Upon completion, the property received a Los Angeles Area Beautification Award. The property was sold in 2004 at a significant profit and at a price per square foot that was a record for the area.

A 150 acre mixed use commercial development. An agreement was secured with the City of Industry, designating the development as a redevelopment project. As such, all on and off site improvements were paid for by the redevelopment agency including streets, utilities, street lighting and landscaping. The development, the largest single commercial project in the city included retail stores, an entertainment center, office buildings and a freeway oriented Auto Row. In 1984, with Puente Hills East nearly completed, the property was sold.

Winco acquired the property following the passing of its client and continued to develop the site in preparation for the development. Saperstein Middle School

The project was a ground up new middle school located on Mulholland Drive in West Los Angeles. The challenging location and topography resulted in nearly four years of entitlement coordination prior to construction. The project cost approximately 30 million dollars and was developed from the group up completed by WRES. The school opened in July 2009 on time and within 3% of budget.
